Owners Notes

What we love about this home:

We bought our house 35 years ago and immediately fell in love with the garden, which steps down to the Darebin Creek. The central piece to the garden is the oak tree, which acts as an umbrella to the ferns below. It provides shade and coolness in summer and allows dappled light in winter. We love the rippling sound of the creek after rain and we enjoy the company of a wide range of bird life, from kookaburras to blue wrens, with the occasional tawny frogmouth.

Our home has catered well for us over the decades and we have enjoyed the flexibility of the living spaces. The parquetry floor in the kitchen/living room is a feature we particularly like. We enjoy the morning sun filtering into the front bedrooms and the northern sun in winter that fills the lounge room with light and warmth.

Our son enjoyed having his own space upstairs as he grew up. The kitchen/living room provides a view out over the back garden to the walking track on the other side of the creek, where joggers, bike riders, prams and walkers go by. It is great to watch the world go by as we prepare our dinner in the evening.

What we love about this suburb:

The street has no through traffic. This provides a quiet and safe street, where children gather and play in the late afternoons and pedestrians walk by on their way to the Parklands. The Darebin Parklands is accessed by the bridge at the end of the street and is a wonderful oasis away from the noise of the city. It is ever changing and ever improving and a tranquil place for outdoor activities.

Shopping in the area is most convenient with supermarkets, banks, library and coffee shops all within walking distance. Buses and trains provide convenient transport to the city. A fifteen minute walk will get you to Alphington Station.

Ivanhoe is well known for its parks and river walks, as well as the schools in the area. We have thoroughly enjoyed our time in Abercorn Avenue.

Why we are selling:

As we are now approaching retirement, we have reluctantly decided to move to a smaller property.

Vendor Review

Positive experience

We were very happy with the professional service we received from the team at Nelson Alexander, Ivanhoe. Every step of the process went smoothly, from the photo shoot to the open days. We particularly appreciated the regular contact Gordon and Sarah made with us to keep us fully informed. Both Gordon and Sarah were positive and honest with us from the outset. We also liked their enthusiasm and friendly manner. We really felt they were working for the best result possible. The behind the scenes work done by Zoe was also much appreciated. Our experience of selling a house was a very positive one.
