Vendor Review

High level of expertise and outstanding personal service

Last weekend my townhouse at 4 Butler Street Essendon was sold at auction by Andrew Johnston and the team from Nelson Alexander Ascot Vale. I was delighted with the result, which was above my reserve price. However what stands out for me about the whole process of selling my house was the personal care and attention offered to me throughout by Andrew. I contacted him early in 2017 when I first decided to sell my house in order to downsize to a smaller unit. I knew I wanted Andrew to be the one to sell this house because he had done a great job selling my previous house 8 years ago. Even at that early stage, his advice about likely price range, based on recent sales at that time was very important to my planning, as was the advice about how to prepare my home for sale. Closer to the time, he recommended a painter, cleaner and gardener who were reliable and reasonably priced, making the whole process much less stressful than it could have been. I was very happy with the way the house was marketed. The photos and plans were great, descriptions were clear and accurate and were checked with me before being used in advertising. During the weeks leading up to the auction, Andrew was in frequent contact with me to discuss how each inspection had gone and his opinion about likely potential buyers. I had complete confidence he and the team were doing the best possible job of marketing the house. Everything was explained to me about how we would agree on the reserve price and how the auction would be conducted. I felt I had a good understanding and was given every opportunity to ask questions or clarify any details. On auction day, naturally I was a bit nervous but I had full confidence in Andrew and the team supporting him. I listened to the auction from my front room. It was great, striking just the right tone, using humour when appropriate but also being serious when it got down to the bidding. My friends and family were also very impressed and commented to me on Andrew’s skill as an auctioneer. The result speaks for itself. I would have no hesitation in recommending Andrew and the team at Nelson Alexander Ascot Vale to anyone wanting to sell their house and receive a high level of expertise and personal service.
