What we love about this home:
A beautiful, considered and practical property underpinned by exceptional design principles.
Natural light, level access to external spaces and passive thermal design gives great comfort throughout the year. The home adopts best practice in thermal control for Melbourne’s climate. In winter: northern glazing, an insulated slab with zoned hydronic heating, high performance glazing units in timber frames, super insulation to walls, ceilings and subfloor. In summer: cross ventilation with Sentor insect screens, double rail curtain system and external western blind. The house has mechanical subfloor ventilation and quality extraction systems to ensure health and amenity. Acoustic performance has been considered with insulation of partitions, solid core doors, and double glazed timber windows and sliding doors.
Quality finishes and fittings have been specified with exceptional detailing to both the period cottage and the contemporary extension. What we love about this suburb:
North Fitzroy is a lively, easy going neighbourhood. Excellent proximity to local amenities and the city. We have immediate access to public transport, the village, Bargoonga Nganjin and Edinburgh Gardens. Great cycleways and running trails with access to Yarra Bend via the Merri Creek trail. In particular, we have wonderful neighbours in our street. It is not uncommon to spend evenings out front catching up over the fences.
Why we are selling:
We have a young family and have outgrown our house. We considered a second storey addition – but we came to recognise that this property as it is will provide a wonderful home for it’s new owner.
