What we love about this home
We have found that the house has been very adaptable to our changing family needs over twenty years as it was well suited to a young family and then having teenagers.
The architect designed extension was built when we moved in 21 years ago and created lovely, light filled spaces with winter sun and a cool room in summer. We particularly love the kitchen/family room and how it flows into the garden and courtyards.
We have enjoyed having a productive garden with fruit trees including lemons, mulberry, persimmon, heritage apples and quince. We have always grown many of our own veggies and had some amazing kids and Christmas parties in the garden. There are year round flowers such as bulbs, roses and camelias.
We are proud to have reduced our carbon emissions. The 3KW solar electricity system has a premium feed-in tariff of $0.66 cents so we haven’t paid an electricity bill since it was installed. There is a rain water tank plumbed into the laundry and a separate solar hot water system. We use the sun in winter to warm the house with eaves and blinds to shade it in summer. We rarely if ever use the air conditioner.
What we love about this suburb
This has been the perfect location for us and we will miss it. We visit Chelsworth Park and the river walks and bike paths every day to run or walk the dog and it is where our children have played sport and learned to ride their bikes. We have three runners in the house and they couldn’t think of a better place to train and run than the Yarra river trails and the secret gardens of Eaglemont. We walk to the station and it’s 20 minutes to the city or a 30 minute bike ride on river trails.
Ivanhoe Park, across the road, has a wonderful playground which we used a lot when the children were young. There is an excellent choice of public and private schools and kindergartens within walking distance. Our children have been able to walk or ride their bikes to school.
East Ivanhoe is a lovely community and we have made many lasting friendships in the neighbourhood. We enjoy being part of the wonderful Boulevard Christmas Lights tradition where for a week it feels like we are part of a special celebration. Being up this end of the street means we can easily get in and out of our place despite the crowds so we have the best of both worlds.
Every time we drive along The Boulevard we feel very grateful and lucky to live on it. It’s a special place to come home to.
The shopping facilities, many of which are within walking distance in either Ivanhoe, East Ivanhoe or Eaglemont, have almost everything you need and the two smaller centres have a village feel where shopkeepers know your name and favourites.
Why we are selling
The children are now adults and have left home so we no longer needed such a large house for just the two of us. We bought a “weekender” in the country several years ago and found we were spending more and more time up there and it has now become our permanent home. We will miss Ivanhoe and The Boulevard.
