Owners Notes

South Parkville is a small, secret triangle of houses. To turn into it from the busy boulevards which border it is to pass through a curtain - into an entirely different place. Walking distance to the city, yet low-rise. Within sight of the skyscrapers, yet bordered by Melbourne’s largest park. Right next door to Melbourne University, University High and North Melbourne Primary, as well as famous medical research institutes and major hospitals - yet with wide, quiet, leafy streets. In the middle of the Parkville precinct of innovation, yet with beautifully preserved heritage values. Surrounded by public transport options - both existing and under construction - yet quiet and peaceful, with birds rather than cars the major soundtrack. A fifteen minute walk to Lygon Street or the Victoria Markets, yet peaceful and serene. Friendly, yet distinctive. Not really like anywhere else.

We lived interstate when we bought the house and leased it until 2017, when we moved in. Around that time, we carried out a renovation. We restored the ironwork and the tuckpointing in the brickwork at the front. Little change was needed in the heritage part of the house, but we added tall silk curtains and chandeliers in most rooms to complement the high ceilings, elaborate cornices and ceiling roses and tall windows. We installed the built-in robe, behind a screen in our bedroom downstairs. We revamped the kitchen entirely, extending it to the

northern wall of the property, so as to open it internally with a plan which brings the dining area into the kitchen – inspired by French provincial kitchens. We opened it to the outside through tall, retractable, cedar doors, a light well to the cellar and three stained glass windows. These produce light which is reminiscent of the heritage stained-glass above the front door. They can also be opened electronically, for extra air flow. We revamped the downstairs laundry/WC – to turn it into a bathroom and laundry. We rebuilt the back wall of the property and added a roller door to a courtyard that can support a medium sized car if needed. We installed central heating and cooling downstairs, linked split systems in each of the three upstairs bedrooms, and a security system with remotely-accessible cameras. New plain windows are double glazed and protected from the summer sun by electronic 95% awnings (allowing a clear view out while excluding heat and glare). Heritage sash windows were all rehung to make them easy to use and with brushes added to exclude draughts and avoid rattles. Inside, you will be snug in winter and cool in summer.
