What we love about this home:

  • This home is light filled, very secure (top floor), quiet and easy to maintain. I love the beautiful views of trees and leafy, wide and open streetscape.
  • The layout really works – it feels homely with the separate kitchen, hallway, living area, bedroom and bathroom. I had a fold out lounge for visiting guests.
  • The bamboo flooring is contemporary and easy to maintain.
  • The kitchen is very workable.
  • Balcony is a great asset – you can open the door and let the breeze come through.
  • It’s in a prime Abbotsford location and easy walking distance to cool cafes and bars, the Convent Precinct, Yarra River walking trails and transport.
  • One of only eight, this is a first (top) floor apartment. I’ve always had good neighbours.
  • Off street parking is a real bonus.
  • The ability to put a washing machine in the cupboard frees up space and worked well.
  • Public transport is plentiful and there are very good connections to arterial roads (Eastlink; Monash; Airport etc).

What we love about this suburb:

What’s not to love! Abbotsford is quite simply the best place to live and I’ve lived in several inner suburbs. You have the best of the inner city and the best of the bush at your doorstep. On weekends, you simply don’t have to leave – visitors will come to you because it’s such a great place to hang out. The cafes nearby are welcoming and easy-going. You can walk down to Victoria St for the best Vietnamese eats. After work, I used to go riding or strolling along the Yarra trails. The Farmers Market is such a good vibe on weekends. The local community is the perfect mix of groovers and old-timers. Abbotsford feels green, inclusive and relaxed. I’ve always felt very safe and peaceful here. The very best kind of Melbourne locale!

Why we are selling:

I lived in the unit for 7+ years and rented it for a short period. The unit attracted very good, professional tenants. I’m selling to establish a family home in the outer suburbs as I have a young child. I need to be close to family support for this reason.

  • In winter, when the elm tree opposite loses its leaves, you can see the twinkly city sky lights.

  • Recently upgraded the bathroom fan and lights.
  • Split system air con unit was cleaned and maintenance check performed in Dec 2020.
  • Smoke alarms have had yearly (ongoing) professional checks to ensure working order.
  • Gas cook tops for even cooking temperatures; the oven provides a nice, even temp.
  • Intercom in the unit is relatively new and makes welcoming guests easy.
  • Unit front door is fire proof (certified) and was updated in 2020 (all units in the block have had doors replaced at the same time).
  • Universal key/individualised key for the building’s front entrance door and the front door of the unit make life easy, and the new doors are very quiet on shutting.
  • New front entrance and rear entrance to the building was updated a few years ago in conjunction with MBCM and the Body Corporate Committee.
  • The Body Corporate committee is very engaged and level-headed. Good people, good neighbours. We’ve always had quiet enjoyment/ambience in the block.
  • NBN connection is there in the roofing; other apartments have it (sign up with your service provider is all that’s needed).
