Owners Notes

What we will miss about the house:

We genuinely love every thing about this home and are sad to leave. For us it ticks every box, historically, aesthetically and functionally.

The Spirit: We had been searching for 14 months before we purchased this home. We sensitively restored it to create a balance that respects it’s past, keeps its soul, and gives it the modern features to serve it for decades to come. The high ceilings, the grand staircase, the marble and timber fireplaces, we love it all. The house is solid – they simply don’t build them like this anymore.

Edinburgh Gardens: This magical park has been our backyard for five years. Picnics, birthdays, lazy afternoons in the sun and the annual fireworks on New Years Eve. Don’t under estimate what this special place brings to your quality of life. People from all parts of Melbourne make their way to this side of town just to enjoy them.

Location: It doesn’t get much better. Fresh bread and coffees at Dench and Loafer Bakery. Brunches at Green Park. Grocery shopping at Piedemonte’s and Wild Thing. A sneaky ice cream from Billy Van’s. A casual dinner at Pinotta’s or Morrocan Soup Bar or celebratory dinners at Matteo’s. Everything is in walking distance, the tram stop is just behind the house, and the CBD is just minutes away.

The Street: Rae Street is stunning all year round and one of the simplest pleasures is pulling up right outside the front door. In autumn the streets are lined ankle deep with copper leaves and in summer the full trees fill the entire length of the street with bright colour. Whichever the season it always feels like living in a scene from a film.

Comfort: It’s solid brick walls mean it keeps perfectly cool in the heat of summer, and can hold in it’s warmth in the depths of Melbourne’s winter. People are always amazed at how a home with such huge ceilings is always so comfortable.

Fireplaces: We have shared so many nights in front of the fire in the front room. It’s beautiful. The crackle echoes through the house, and makes you feel like you are hidden away in some lodge in the mountains.

The Attic: To have an inner city house with over forty square metres of storage is unheard of. It’s one of its hidden treasures, and let us keep a home that was never short on space. Spare mattresses, sporting gear and luggage, endless kids toys and paraphernalia and countless pieces of furniture that we love to collect. Just close the hatch, and it all disappears from your mind.

The Sunroom: This special part of the house is such a pleasure to be in. We would often catch up on work during weekends, or in the evenings, and with the doors open to the courtyard it just turns into a quiet and convenient little private garden scape.

Maintenance: The house is maintenance free. Occasionally you will need to just sweep away the autumn leaves that fall on the porch or the purple flowers that fall from the Jakaranda tree. That’s literally about it.

What we love about Fitzroy North:

Fitzroy North really is a perfect location for inner city living. It’s right next to Fitzroy, but that little bit quieter and more spacious. The streets are wider, the traffic is less congested, the pace a little slower, but you are still very much in the heart of the city. It’s perfectly positioned to take advantage of the amazing lifestyle that north of the city has to offer.

Why we are selling:

We don’t want to sell, at all, and we know we will look back and wish we didn’t. However we need to move to a home closer to family. We own our own business, and have two young kids under three, so it’s increasingly hard to juggle it all without having family closer by.

Any other information:

This home falls within the Royal Womens Hospital zone.
The Maternity Health Centre is located in Edinburgh Gardens.
Isobel Henderson Kindergarten is 50m up the street.
Fitzroy Community School and North Fitzroy Primary School are 5 mins away.
