What I love about this home

This is a solid, double brick, art deco, and original 1930’s clinker brick home which has stood the test of time and has recently been fully renovated. This home is part of the significantly historical beauview estate and contributes to the unique character of the Ivanhoe East area. The home is within close proximity to the Ivanhoe East village, cafes and restaurants and many local primary and high schools all within walking distances. Ivanhoe Park and Chelsworth Park literally down the road and many walking trails all within close proximity. I love this home for its perfect position and conveniences all within walking distance.

The home was recently renovated with all modern facilities to complement a practical and functional floorplan. Solid double brick art deco walls have been retained in the original part of the house, which maintains warmth in winter and stay cool in summer. The house is designed so all conveniences are located on one level. Only the garage is located downstairs which can be accessed both internally and externally.

I love the home for its great storage space and its high ceilings throughout the home. The high ceilings are rare and unique in homes these days. The home promotes lots of natural light flowing through the full length windows in the living area and the many skylights throughout the home which enhance the feeling of being airy and spacious. Unlike modern new homes constructed today, they can be very compact and cramped into very small land sizes to maximise land space and have the sense of being claustrophobic.
I love the home for the open plan nature which is perfect for entertaining and family comfort, with the full length windows which fully open so that the indoors flows nicely into the outdoors, where the hosts can still mingle with the guests from the inside of the house, if the guests are sitting outdoors.

I love this home for its security. The home has an alarm system and a security gate that can only be opened via an intercom with a monitor, so you can view the person at the gate from inside the house which provides peace of mind at all times.

The home next door may be within close proximity however, each home has its own entrance and both homes have their own street frontage and its own street number. Therefore, this home is not a unit or a townhouse. The fact that the home is solid brick and has stood the test of time, makes the presence of a neighbour within close proximity a non-issue. The home is fully lined with beautiful landscape and lots of green foliage which also provides great privacy as well as beautiful views which is synonymous with the leafy Ivanhoe East area.

Lower Heidelberg Road can be a little busy at times during the day, being so close to the village and local schools. However, the house has solid double glass front and balcony doors that once you are inside the house you quickly become oblivious to any noise on the street. The house is set quite far back from the street that the busy road has never been an issue. Once you step into the house you quickly notice how quiet and how private the house can be. I’ve lived here on my own for many years and with the security of the house and the private surroundings, I have always felt very comfortable and safe at all times. Also, with such a great large driveway, it’s very easy to manoeuvre within the property and drive forward onto Lower Heidelberg Road. Lower Heidelberg Road has never been an issue. In fact, it’s been a privilege living here so close to the village. The supermarket in the village is like an extension of my pantry, where it’s so easy to quickly run across the road, when you need to make a quick purchase.

I love this home for the beautiful neighbours. Often I catch up with my neighbours for a coffee at the village. Homes in this area are very tightly held and do not change hands too often. Therefore, the community spirit and family lifestyle is very unique in Ivanhoe East area. Often I go to the supermarket in the village for a quick purchase and return home many hours later because I’ve bumped into my neighbours and we chat away and time passes by. The purchaser of this home is not just buying a house but a home which comes with a beautiful community spirit and a family orientated environment which is synonymous with Ivanhoe East area, due to the fact that people have lived in the area for a long time.

What I love about Ivanhoe East

I have been in the area for nearly 20 years now, since I have moved out of home. Ivanhoe East is my home and I would not live anywhere else. The area for me is very unique and full of character. I love the community spirit, the family orientated environment, close proximity to the city, the freeways and only an hour away from the Mornington Peninsula. Public transport is within walking distance with Ivanhoe station being one of the stations patrolled by the Protective Services Officers.
I’m a very active person and I love the parks and the Main Yarra trail all at my fingertips. There are many activities, clubs and facilities provided in the area for all ages, children and adults. Ivanhoe East accommodates my lifestyle and I choose to live at no other place than this suburb. Hence, the reason why I will still be living in the area.

Why am I selling?

This home was perfect when I purchased it. I moved out of a townhouse in Ivanhoe East which was located in a block of five where I felt like I was living on top of my neighbours, to a home with so much space and great privacy. However, after living here for many years now and as much as I am reluctant to sell this house, I feel the home is a little big for me now. So I’m looking to downsize but still remain in the area. As much as it saddens me to sell this home, which has given me much joy over many years, I personally feel I need something smaller.
