Dear Paul Lunardi, I have taken the liberty to write to you directly. My Name is Fernando. My relationship with Nelson Alexander began when Damian Ponte took over management of my residential property portfolio back in 2003 circa. My wife, Francesca, subsequently moved over her property portfolio as well. I am proudly writing this email to provide you with a summary of my recent experience during which Damian was appointed managing agent to sell my property at 9 Parklane Mews Coburg. Damian has demonstrated once again why I have remained loyal to Nelson Alexander and why Damian constantly goes beyond his normal responsibilities in order to excel in delivering results which continue to exceed my expectations and also set new records for Coburg. On Saturday Damian called me to provide me with feedback regarding the open for inspection and to my amazement proceeded to tell me that he had proactively attended an auction of a comparable property (not with Nelson Alexander).He explained he did not only do this for market knowledge but to also to discover whether any of our potential buyers were participating in that auction and to provide a better picture of their budget capacity etc. Coincidentally, the under bidder at that auction turned out to be one of our main buyers. Damian approached them after the auction for a chat and asked if they would now consider purchasing Parklane Mews… To my complete surprise, he negotiated an ‘acceptable’ offer that afternoon. Further, to my astonishment, the offer happened to be a higher figure than what we had actually previously agreed to! This was a first in my experience as a seller. In summary, the property sold yesterday prior to auction day at a boardroom auction for $664,000 way past my expectations. The buyers are a lovely young couple and I wish them all the best for their first new home.
