Owners Notes

What we love about this home:

  • Solar panels with the premium feed in tariff (68c/kwh) guaranteed for the next 7 years. Our summer excess pays for our winter electricity bill! Our recent winter electricity bill was only $4!
  • Retractable shade cloth and awning that keeps the house and garden cool in summer. It’s easy to adjust so you can let the light in during the morning and have shade if the sun’s out in the afternoon
  • Comfortable temperature all year as the house stays cool in summer due to double glazing on the west facing windows, good ceiling insulation, and the thermal mass provided by the adjoining walls. In the winter the gas heaters and reverse cycle A/C heat the rooms very quickly
  • Light filled rooms provided by walls of glass at both ends of the house and large windows in the bedrooms
  • Using the shop front window to exhibit our friends’ artwork and inviting the community to contribute to interactive displays and creative projects
  • Entertaining friends and family by hosting dinners and parties with plenty of room for adults to sit down and kids to run around. Having doors to separate downstairs into two living spaces is also great for keeping one area quieter than the other when needed
  • The bi-fold doors that open the entire house up to the garden are fantastic in warm weather
  • Storage in the yard for bikes in the shed and gardening tools under the bench seats
  • Extra storage in the roof for camping equipment and other items used less regularly
  • The garden is low maintenance, always looks great and is often full of Rainbow lorikeets that we love listening to. It’s lovely sitting around the table after work and sharing food and drinks with family and friends
  • Automatic watering system that allows us to take holidays over summer and know our garden will stay green
  • Period features like the pressed metal ceilings, fireplaces and cornices
  • The high ceilings (3.9m in the dining room) give such a great sense of space

What we love about this suburb:

  • Restaurants, cafes and bars with excellent and diverse food, that are only a few minutes walk away
  • Edinburgh Gardens just down the road for weekend picnics, kicking the footy, and evening walks
  • The tram stop right outside the door makes it so easy to get around. We can see a tram go past the front window, walk out the front door and still catch it.
  • Independent stores that are always changing and great for buying gifts and window-shopping. There is such a diverse range of specialty retailers that cater to all tastes
  • Galleries along Brunswick, Gertrude and Smith Streets that host the work of fantastic local artists
  • The sense of community gained through long term residents
  • Heritage streetscapes that provide a sense of history and are a joy to walk along
  • Independent Cinemas a short walk away (Westgarth & Nova)
  • It’s a short walk or ride to other great places such as the City, Brunswick, Northcote, Carlton and Collingwood
  • Easy to keep fit with 3 Swimming pools within a 10 minute walk, tennis and lawn bowls at the Edinburgh Gardens, and easy access to the bike trails of the Capital City Trail, Merri Creek and along the Yarra

Why we are selling:

  • We’ve bought another house in Fitzroy North that is closer to family

Vendor Review

Highly professional and competent

We had a great experience with our agent (Rick Daniel) in selling our non-conventional, shop front residence on a busy street. Our house was not immediately appealing to the masses and it required extra effort to find the right buyer. Rick walked us through the entire process and was tirelessly supportive of our stresses and concerns. We had our house open prior to being on market and then didn't sell at auction, but the entire time Rick kept persisting on finding new clients until someone offered us the price we were looking for. He was supportive of not dropping our price and we never felt pressured to accept a lower offer. Furthermore, he knew more about selling our house and the entire process we were undertaking than our conveyancer and bank combined.
