Princes Hill Edwardian elegance: a versatile design for family living

In a commanding corner position opposite Princes Park, 'Ivy House' is a North Carlton landmark. Built circa 1908 and tastefully renovated by its present owners, this light-filled home is enhanced by exquisite period detail, a landscaped garden and two tranquil courtyards. Close to primary and secondary schools, Melbourne University and CBD tram routes, 'Ivy House' is entered from a wide reception hall opening to an expansive bay-windowed sitting room, three double bedrooms with custom BIRs, study/4th bedroom, luxurious bathroom (freestanding bath and shower) and storeroom. Leading from a spacious central dining room and well-equipped kitchen (Smeg appliances) are a sunny family room flowing to a fig-shaded northerly courtyard, second bathroom and large laundry/utility room. With several open fireplaces, Baltic floors, leadlights and fine plasterwork, this exclusively situated home features hydronic heating and ample storage. Nelson Alexander Pty Ltd

Owners Notes

Our family has thoroughly enjoyed living at 2 Bowen Crescent, Princes Hill for nearly 17 years. Now our children have grown & it is time to say goodbye. We will leave with many fond memories & having made firm friends.

However, we will miss many things about 2 Bowen Crescent: The grand rooms & the soaring ceilings; our warm &  inviting kitchen which has been the centre of many dinners, lunches & special get togethers; the view of the park on our doorstep & watching the passing parade of joggers, walkers & dogs from our front porch.

The kitchen courtyard enjoys warm winter sun & the back garden is protected, lush & tranquil. The open fire in the lounge is lovely on a winter’s night. On warm summer evenings we can walk to Lygon St, to the Nova Cinema or for a gelato. We can also walk to Royal Park & the zoo, or tram to the CBD or Sydney Road.

Mostly we will miss feeling part of a warm & friendly community. Never intrusive, yet always ready to lend a hand, or a ladder or a garden tool. Always someone walking by ready to compliment the garden or say “Hello”. Priceless.

Points of interest:

  • The main part of the house (front) is Edwardian, the kitchen is Victorian. The family room was a confectionary shop once upon a time!
  • The park view will never change or be obstructed. Window views will remain as they are now. How many homes in a similar area can boast this?
  • Rear courtyard is totally private.
  • Being on a corner with an enormous frontage, we have never had problems with parking. Family & friends can visit without worrying about this.
  • The fig tree is over 60 years old and bears small, sweet fruit in late autumn.
  • When we bought the house 17 years ago, the family room had been set up & rented out as a self-contained bedsitter, with its own entrance, kitchenette, bathroom & courtyard. We were able to afford to buy into the area because of this. We kept this up for 6 years. Plumbing is still in place should you need it.
  • Our bright laundry is very useful with tons of storage, inbuilt ironing board & linen press. The store room contains enclosed shelving for storing wine (or salami & olive oil). It has a remarkably even temperature.
