Raising the renovation benchmark: an excellent design for family living

Combining period elegance with light-filled contemporary style, this captivating 1920s residence has been superbly renovated under architect supervision for well-zoned family living. Set behind a walled private courtyard with entry from an elevated return verandah, it comprises three double bedrooms (BIRs; ensuite to main) plus loft study; a spacious central living room with impressive 5m cathedral ceilings linked to an internal courtyard with rain-sensor roof, open plan informal living/dining room and bespoke kitchen with exposed beams (Savoir-faire/Asko appliances); second elegant bathroom (free-standing bath and shower) and euro laundry. Included are multifold doors and floor-to- ceiling northerly windows (all double-glazed), allowing for a light-filled flexible floor plan with zoned audio throughout. A servery bench connects the kitchen with an inbuilt Weber BBQ and back garden with laneway access. Close to Clifton Hill Village, station, schools and parkland, this entertainer's delight features polished Baltic and terrazzo floors, hydronic/slab heating, split-system air conditioning, solar hot water, plumbed water tank and extensive roof storage. A rare opportunity to enter the tightly-held Clifton Hill community! Nelson Alexander Pty Ltd.

Owners Notes

What we love about this home:

We have been here ten years and absolutely LOVE our house. We love how much natural light streams through the kitchen and living room. When we open up the internal courtyard we can easily host huge dinner parties or Christmas for 20+ people, rain, hail or shine thanks to the automated roof on the internal courtyard. We find the rear lane entrance so handy for getting things in and out, but also for sneaking our friends in for late nights once the children are asleep. We also love that we can close off the space so that someone can watch TV whilst the other plays music or has friends over in the kitchen.

We love the sound system that can play music in different rooms and can be zoned so that we can play different music in each room all at the same time.

We also love how high the ceilings are throughout the house and how much character the original part of the house has, with its beautiful cornices, original timber floors and the dramatic entrance via the return verandah, which also acts as extra storage for bikes and prams.

We also love how much roof storage there is for items such as suitcases, camping gear, old photos etc as well as the built-in robes in every room, it really makes a huge difference to how tidy we can keep the house.

What we love about this suburb:

EVERYTHING, that’s why we’re moving 300 metres away! We love our neighbours who always stop for a chat and lend us things or offer to collect mail or water our garden when we’re away. We love the amazing schools, cafes, parks, shops, butcher, local swimming pool, tennis courts, and train station… all within a 10 minute walk of the house. The community is so amazing, everyone smiles and says hello on their morning walk and we have one of the highest percentages of parkland for a suburb. You can be in the CBD in just twenty minutes later be down at Yarra Bend walking the dog with a beer in hand, feeling like you’re in the middle of the country. Our local shop owners get to know you by your first name and there is a genuine feeling of safety and care for each other, which is so rare.

Why we are selling:

We’re ready for our next renovation project. We have loved pouring our heart and ideas into this place and are ready for our next big challenge… some might call us crazy!
