Owners Notes

11 Warwick Street is a very special property. We were drawn to it because of our love of beautiful and functional design. Set amongst quaint and historical surrounds, the Northerly aspect is a gem - from chimney pots, to proud gables and a church steeple.

An architect designed home by Roger Cunningham, with clever use of brick, iron and glass to create a perfect interface of ambience meeting the City.

Modern European appliances are tastefully and yet discreetly positioned to minimise intrusion. It is like a layered cake. Every piece is interesting and delicious. It has the skyline of the City as the back drop on the upper level to the East and the quaint views of Victorian warehouses in the secluded street below. It conjures the charm of a little English Street of yesteryear.

This is where the open and relaxed style of living occurs. In the middle of the gentle months, the patio roof can be louvred and the sliding doors open to welcome the skyline into the home. The lights of an evening skyline are something to be savoured.

The evaporative air-conditioning on the upper level allows for the open doors and window concept. Allowing the cool air to flow to the patio. Looking out of the bedrooms on the mid-level is a serene and beautiful courtyard. Of Japanese concept, the lovely brick wall is original.

Each bedroom is large, well-appointed and has an ensuite bathroom. Polished hardwood floors abound and the clever use of glass in the stairwells creates a stunning effect, with an abundance of natural light. The lower level creates a functional work space: Home Office with an outlook onto the courtyard, laundry, powder room, storage and a secure entry. The courtyard benefits from the privacy of high brick walls. A wide and open feel, it enables a large amount of light to permeate the ground floor areas.

A quaint garden and paved courtyard, has a beautiful tall maple tree as a focal point. Usage of low voltage lighting, highlights the courtyard at night. The double garage is open on the Western end, providing the flexibility to accommodate a larger social gathering if required. The design uses the most energy efficient materials and Canadian insulation designs to

provide a low energy usage home. The windows are double glazed. The walls are honeycomb insulation-filled. The roof is pitched with a very large storage void. This is accessed via a discreet attic ladder in the kitchen. An attic maintenance hatch provides the most wonderful New Year’s Eve views. Hydronic heating throughout and split system air-conditioning on the mid-level provide for comfortable living through all seasons.

Warwick Street has a lovely community of people, with many friendly faces. Complemented by local cafes and handy shops in Howard, Queensbury and Errol Streets nearby, it provides for a unique ambience on the cusp of Australia’s most vibrant city.
