Deceptively spacious, decidedly stylish and definitely worth a look, this home is an architectural triumph that introduces exceptional family spaces that you will not believe until you actually see them.
Meticulously maintained and presented with pride, the inspired design of this peaceful, private haven zones living, entertaining and accommodation options over two substantial levels to ensure harmonious family living.
The entry-level opens immediately to a large light-filled lounge sweeping around to the well-proportioned meals area. Overlooked by an updated kitchen showcasing soft-close, gloss finished cabinetry, timber benchtops and new stainless-steel appliances, it rolls out through sliding doors to an elevated entertainer's deck. Finished with quality tracked blinds for year-round comfort, it provides a fabulous spot to take in the sunset over the rooftops.
The lower level is a real size surprise. A second living area complements the three bedrooms. The main includes a walk-in robe and a deluxe ensuite featuring a glass top vanity. the two remaining bedrooms are served by an equally impressive family bathroom.
You're living experience will be enhanced by fresh paint in neutral tones, recently polished timber floors, ducted heating, split system unit, supersized laundry, a convenient study nook, electric roller shutters for shade and security, a garage and voluminous under-house storage that will cope with all the family clutter with ease.
As impressive as the living on offer is the location....south of Bell Street in the sought after Oakover Estate, its an easy walk to the bus, the Gilbert Road tram, the tracks and trails along Merri Creek and the cafes and eateries along Gilbert Road and Miller Street.

Owners Notes

What we love about this home:

Situated in the “Dress Circle of Preston” and the highest point in the local area allowing for sweeping views across the suburbs.

We purchased this property when it was first built in 2000 and loved the unorthodox layout of a two-story house where access to the first floor/ living areas are at street level. People have an expectation that the living areas should be below bedrooms however this layout allows more serenity and a sense of quiet.

The size of the property is quite deceptive from street view as one would think only one floor, but upon entry it opens to have a large lounge & dining area with a fully renovated kitchen. Having opened the kitchen, the space now allows for better entertaining with a large balcony with stunning views of the sun setting in the west. We also restored the hardwood floors to make this level quite the space to have friends and family over.

Downstairs although set lower than street level still allows plenty of natural light throughout with French doors in the bedrooms.

The bedrooms have been freshly carpeted, and bathrooms modernised with new vanities, toilets, and fixtures. To tie in with upstairs Blackbutt floorboards have been laid through the hallways and into the study (potential fourth bedroom).

The lower level offers an ensuite bathroom to the master and a family bathroom, with spa while upstairs also has a water closet.

Storage is not an issue with this house with a sizeable one car garage, built in robes in all bedrooms and a very large storeroom (potentially could be converted) under the garage.

The yard not being overly large still allows for a lot of functionality. As it wraps around the house it can be zoned. It also makes for low maintenance but remaining relaxing and bright.

Oh and the street offers neighbours that are friendly and actually have great relationships with each other. Putting bins out chats over the fence that sort of thing.

What we love about this suburb:

West Preston is very central to the city with great transport options with Buses, Trams, and Trains all within walking distance.

Close to Miller Street, High Street, Sydney Rd. Cafes and Restaurants are in abundance.

Parks and Schools (Coburg High and Bell Primary) are within walking distance. Merri Creek and St Georges Rd bike path now allow for cycling easily and quickly into the city.

Why we are selling:

We are planning a sea change and to move closer to family in the South East. Career changes have allowed the next phase in life.
