Process wins the day    

I decided to offer the property which I had owned for over 40 years. And renovated twice. Mixed feelings! Should I keep it for the kids? Or is it better to cash up. Land Tax equal to the rent income, and the chance of a market turn- down next year. Enough said. Property was clean and just vacated. A simple layout, heritage overlay, great land, and great side and rear access. 5 weeks from sign-up to auction. If no result, pay 5K for the advertising and get a new tenant. Why not? Tom was optimistic, set the $ range based on his Northcote experience translated to Flemington, checked with the loval office, and started the process. No crowds at opens, but solid enquiry incl 1 developer and 3 owner occupiers. Locals saw the advantage of the big block coming from single fronters or attached on onr siders. Three bidders st auction and me thinking, " oh well, rent it mext week". Did n't get to my " put it on the market" price; a bit of argy bargy, last bidder came up, I came down. Sold sticker on the Board, Happy Tom (agent), Content Keith (seller), Happy wife... Oh well, one less thing to mess around with.
