Magnificent warehouse conversion

Beyond original factory walls, this magnificent & authentic warehouse conversion has been transformed by Six Degrees Architects from a c1900 iron foundry into a luxurious inner-city sanctuary that showcases a bespoke industrial style with modern living comforts. It is placed steps from Errol Street cafes and eateries, and close to city trams, North Melbourne station, Royal Park and Queen Victoria Market. Set beneath double height ceilings with original oregon trusses, the spacious & flood-light living area opens through dramatic floor to ceiling glass doors onto a full-width balcony enjoying amazing panoramic views. At the heart of the home is a stunning gourmet kitchen with stainless steel Smeg fixtures, a marble breakfast bar and a large adjacent dining area that flows onto the private sun soaked entertaining terrace. First floor accommodation includes a king-sized master bedroom with a walk-through robe and sleek ensuite looking onto a private Japanese garden, two additional bedrooms and a plush central marble bathroom. There is also a generous ground level home office (or fourth bedroom) with its own separate entry that further adds to the property's versatility and appeal. Other important benefits include two secure undercover car spaces with internal access, wine cellar (600 bottles), excellent storage, intercom, split system air conditioning, hydronic heating, separate laundry, custom cabinetry, polished floorboards plus windows and doors salvaged from the renovation of Melbourne's Capitol Theatre. A brilliant inner-city property that epitomises what genuine warehouse living is all about! Nelson Alexander Pty Ltd

Owners Notes

I purchased 120 Curzon Street in 2003 after it was converted by Six Degree Architects and have lived at the property ever since. It’s been a joy and inspiration to live in a bespoke warehouse conversion filled with the history of the original iron foundry and amazing design features, while also being highly modern and practical.

The history of the property is evident everywhere, from the striking original inverted Oregon trusses in the main living area, brick façade, to the original iron foundry door used now to access under-stair storage. I have always been particularly impressed with the East facing windows and doors reclaimed from the Capitol Theatre in Swanston street and modernised with stained-glass.

Living in the property is all about light and space. 15-ft floor-to-ceiling windows, sky-lights and stained-glass windows showcase the property in different ways and colours throughout the day and seasons. The windows perfectly frame red sunsets to the west and make for an awesome display of storms and lightning, viewed from the lounge room. My favourite modern feature is the Japanese garden that creates a sense of tranquility for the two rear bedrooms. Despite the historic features, the property is modern, convenient and very comfortable. Each day I walk to work, as the city is only 2 kms away, although I often choose to work from home in the purpose-built office with a separate entrance to the street.

There’s a lot to explore in North Melbourne with plenty of terrific cafes, shops & parklands to visit and public transport is also nearby. We have also enjoyed the extra features in the property, like hydronic heating, powerful air-conditioning, heaps of storage, the rustic wine cellar capable of storing over 600 bottles and the secure parking for 2 cars.

120 Curzon Street has been our family home for 15 years and has truly been a delight to live in.

He (& Nick & Peter) stand out compared to many of his colleagues at Nelson Alexander, and he will go along way with his very modern responsive customer service.
