Timeless charm with space, light and a private courtyard
The entry reveals soaring ceilings and original timber floors, flowing through to an elegant living room with an open fireplace. Two bedrooms with built-in robes each enjoy direct access to a shared central bathroom. To the rear, a large open-plan entertainer’s kitchen and dining space opens via French doors to an undercover deck and a gorgeous private courtyard, complete with pedestrian access to the rear right of way.
Additional features include evaporative cooling, ducted heating, guest powder room, gas fireplace and laundry facilities.
On the edge of the city, it is an easy walk to a choice of trams, Rathdowne Village, Princess Park, local schools, Lygon Street, and universities.
Owners Notes
What I love about this home:
The house is historically Federation, walk in the front door and you are in the living room. It is surprising with natural light coming in through windows, french doors and sky lights. It has a welcoming feeling for this reason. The ceilings are high and give space to the rooms.
I particularly enjoy the kitchen. It was renovated 10 years ago with a wooden floor and bench, Italian white tiles and views to the outside courtyard with a sheltered verandah. Great to be able walk outside to sit and enjoy the sunshine in the shade of an old apple tree in the courtyard. Making a potted garden has been a keen interest.
The Suburb:
Drummond Street in Carlton North is a gem with wonderful Victorian houses and the north end lined with old Elm trees providing a leafy canopy. The street has a friendly community and is quiet yet busy with life around. This house is close to trams in Lygon and Nicholson Streets as well as buses and trains. It takes minutes to get to the city of Melbourne and is walking distance to Rathdowne Village with coffee shops, Carlton, North Fitzroy and Kathleen Syme Libraries (Faraday St Carlton)..
Trams will take you to Victoria and South Melbourne Markets.
A great plus is the proximity to Curtain Square Park, Princes Park and Edinburgh Gardens. Occasionally the hot air balloons can be seen rising in the air overhead aiming to land in Princes Park. The green parks are such an advantage.
The Greek Church in Lygon Street chimes it's bells for service. There is an Easter Service Parade once a year walking down Drummond Street in the early evening. A treat to watch.
Railway House nearby in Princes Hill is a Neighbourhood House which strengthens community connections.
Sydney Road is close by, offering great facilities for shopping, restaurants, gyms and access to the Rail Trail Bicycle Path.
Why am I leaving:
Proximity to family in Central Victoria.
