Landlord Review for Miss Francesca Gulluni. Miss Gulluni has managed one of my rentals, in Carlton, for approximately three years. Whilst a review is long overdue, it has allowed me to experience her management style and consistency of her performance over time - thus enabling a more robust assessment with greater merit. The key things that I wish to state without hesitation is that Francesca is extremely professional and composed at all times. In reference to property management, in my experience as a landlord for over 30 years, all agents employ a similar template and Francesca certainly delivers on this component in full. What sets her apart, however, is her customer focus. She has the nous to tap into the expectations of her client, ensures to understand the relevance and importance of the need and makes it her business to deliver appropriately and balanced. At least in my case, Francesca understood that I am a very busy person requiring prompt and accurate debriefs, coupled with prompt execution of fit-for-purpose solutions. In my view the true value of investing in a property manager is not so much the day-to-day administration but rather how the tenancy is managed in the event of unanticipated issues that may surface. Francesca is extremely competent, we had one complex case which had potential to become a nightmare. We worked together collaboratively to resolve the issue with the desired outcome and intact dignity for both tenant and landlord. It is noteworthy to mention, that at no time, did I feel the need to escalate the matter further up the chain. I have complete confidence in Francesca and wish to thank her in the most sincere way possible. I strongly believe that Francesca is a real asset for Nelson Alexander and her conduct suggests that the Leadership Team of Nelson Alexander is principled and employs sound values.
