Timeless Edwardian Elegance in a highly desirable Essendon pocket
Beyond a manicured rose garden and charming latticework verandah, the captivating block façade opens to a beautiful leadlight entry. Inside, soaring ceilings, polished timber floors and a wide hallway adorned with intricate fretwork create a striking first impression. Two king-sized bedrooms are positioned at the front of the home, including one with extensive built-in robes, complemented by a stylishly appointed bathroom.
To the rear, an expansive open-plan domain is bathed in natural light, with elegant living and dining areas framed by timber-mantled fireplaces. The stunning Caesarstone kitchen is designed to impress, featuring a 900mm Smeg oven, gas cooktop, twin dishwashers, an oversized island bench and a generous walk-in pantry. A superb family room with an open fireplace seamlessly connects via bi-fold glass doors to a private alfresco terrace, complete with a premium gas-connected outdoor kitchen and landscaped native gardens — ideal for effortless year-round entertaining.
Upstairs, the luxurious master retreat offers a peaceful sanctuary with a sun-drenched balcony, spacious walk-in robe (also suitable as a nursery or study) and a lavish twin-vanity ensuite boasting a freestanding bath, separate shower and heated towel rails.
Additional highlights include a well-appointed laundry with integrated ironing station, hydronic heating, evaporative cooling, split-system air conditioning, security system, substantial basement storage or wine cellar, attic storage, side access and off-street parking.
Perfectly positioned just moments from Clarinda Park and within easy walking distance of Essendon Station, trams, boutique shopping, cafés, restaurants and leading schools, 18 Levien Street offers an exceptional opportunity to secure a refined family home in one of Essendon’s most desirable pockets.
Owners Notes
What I love about this home
One of the true highlights of living here has been the neighbourhood. Levien Street is exceptionally quiet, friendly and community minded. Clarinda Park is a wonderful haven for children and dogs alike. Being within a sought-after school zone, the area naturally attracts families and fosters a sense of care, respect and inclusivity.
There are also a couple of practical notes I would like to pass on. The property is fitted with a submersible pump (located on the right-hand side of the home) which assists in delivering stormwater to the street. It’s important that the pump remains switched on. I replaced it two years ago, and it has been working reliably since.
As an avid gardener, the gardens have been a labour of love. The front garden is home to two rare, 25-year-old deciduous Chinese Tree Peonies (‘Shou An Hong’ from Gansu, China) that are quite valuable. Should they not suit your vision for the garden, I am more than happy to remove them and replace them with additional Austin roses, to complement the two already planted.
You will also note in the Contract that I will be removing the Hoya outside the kitchen window, as it is a treasured plant that belonged to my mother.
I have truly enjoyed my time here, and it is only circumstances beyond my control that have prompted this change. I wish you the very best in a local community of respect, convenience, and friendliness, and I know you will enjoy your next chapter in Levien Street at Iona.
