Owners Notes

I have owned the property as an investment and it is with reluctance that I am selling it as I have enjoyed the apartment very much. There are just 3 properties hence we do not engage a professional body corporate manager. We each participate in managing corporate aspects of the property.  I think we all enjoy this and the interaction between us (we have become good friends).  It also keeps costs down!

I’ve enjoyed seeing the North Carlton neighbourhood grow and improve over the years.

The original building was just 2 apartments (148 and 148a above). Built in 1938 by L S Nicholls and owned and partly occupied by the early owners – until only a decade ago – hence why most of its originality is intact.  It is on the local heritage overlay because it is considered to be so original and intact.  It is a prime example of inter-war art deco / modern style and is a rare example in the Carlton area.

The apartments were restored around 2007-2009 and the 3rd apartment, 146, added. http://vhd.heritage.vic.gov.au/local/result_detail/104092?page=1&type=user provides more information about Kayora’s history and significance.

All of the doors, windows, ceilings, cornices, mouldings and fixed lounge and dining furniture are original.  Also original are the bathroom fittings, tiles etc. See also a complete, original tiled wall in the kitchen.  Note the wet area floors in the external lobby and bathroom / toilet are also original (an Italian style known as terrazzo).

The other apartments are owner occupied and it’s very quiet. Street parking is easy and the 1 and 8 route trams are just moments away in Lygon Street (15 minutes to the CBD).
