PRIZED POSITION AND FINE FAMILY CREDENTIALS

A deep block of land in one of Ascot Vale's premier streets finds this feature-packed freestanding Victorian providing an idyllic inner-urban family lifestyle with its versatile two-level design and first-class inclusions throughout. Extended floorplan boasts three main bedrooms (upstairs master with adjoining retreat and private ensuite) and luxurious central bathroom. Add to this a spacious formal lounge/dining through to the open-plan family/living area and well-appointed kitchen with stainless steel cooking appliances and Asko dishwasher. Other highlights include gas heating and split-system a/c, Turpentine solid timber floors, European laundry and excellent storage spaces, plus bi-folds (from the living area) to al-fresco entertaining deck, north-facing back garden complete with studio/fourth bedroom, as well as two-car front off-street parking. A wonderful family home made all the more appealing by its close proximity to Union Road cafes and shopping precinct, trams and trains, popular primary schools as well as easy access to local parks and Maribyrnong River trails.

Owners Notes

This house, our home for almost 25 years, has been upgraded over time to provide our family with varied living areas, and to introduce modern aspects whilst retaining some period features. We have endeavoured to optimise the northern, treed, outlook and create efficient, low maintenance use of the total property. We are proud of the improvements made and confident that new owners will find a solid foundation on which to make their own changes.

Whilst the home largely speaks for itself there are aspects of this locality which may be of interest. St Marys Church, directly opposite was built during the 1930’s partly by artisans brought here from Italy for their special skills, especially with brickwork. It is not only a remarkable building, but also provides a range of interesting occasions as well as extra parking not being used.

From a different outlook the former Essendon Hospital (on Holmes Road) stands out when viewed from the upstairs ensuite.  The hospital was closed in the 1990’s and as Ardmillan Place, now houses luxury aged care and related facilities.

For a more personal feel, especially of the ever-evolving Union Road precinct, the windows of the library carry informative reflections from a selection of local residents and businesses. These indicate the retention of a strong sense of community alongside the influx of popular new venues.

These snippets may give some context to what we have found to be added value in living here, alongside equally important things like the care of those neighbours who settled here from Europe a lifetime ago and who continue to keep a measuring watch on our neighbourhood.

We are now retiring to another lovely house in a Victorian country town. Whilst we look forward to a different lifestyle we will of course have many enduring memories, some recorded in photos and others we sometimes take for granted such as safety, quietness and convenience. Of course, it is the house itself where most time will be spent and we would be pleased to pass on advice in regards to its structure and services/tradesmen used and so on.
