'Coverdale c1880'
With only its second offering to the market in almost 100 years, this impressive double fronted brick Victorian strikes a commanding figure from the street resting upon an exceptionally rare parcel of land in Melbourne's increasingly popular inner-north (861 sqm approx). Sympathetically updated to restore the home's period allure, you're immediately struck with a sense of space and grandeur from the wide hallway entrance, ornate ceilings, OFPs, Baltic Pine floors and high ceilings throughout. The expansive and light-filled home boasts a flexible floorplan that comprises 5 or 6 generously proportioned bedrooms with BIRs, an elegant formal sitting room with stunning marble OFP, a two-storey rear extension and a modern kitchen/meals area that flows onto the timber deck and deep, rear tree-filled garden with storage shed (ROW access), while the 2 upstairs bedrooms share a southeast facing return balcony with a spectacular treetop aspect and uninterrupted city skyline views. The home is completed by a large central bathroom with separate bathtub and double vanity, separate laundry with shower/WC, hydronic heating throughout, an abundance of storage (including extensive attic storage), c.10,000l water tanks, currently used for the washing machine, solar electricity and hot water and side-driveway with carport and additional OSP. In a position that enjoys the desired blend of an idyllic family lifestyle with inner-city convenience, the home is central to both Edinburgh and Darling gardens, Queens Parade and Smith Street trams, shops, cafes and bars, Collingwood and Fitzroy Pools, easy access to the Eastern Freeway and the CBD and many fine schools (including Clifton Hill Primary, St John's Primary, Fitzroy and Northcote High Schools).

Vendor Review
Alex and Roland
Alex and Roland sold our house on the day of the auction but after the auction. The whole experience of auction day was well managed and Roland's work in negotiating the sale was excellent as it took quite a lot of work to arrive at a price satisfactory to all parties.
During the campaign they always made themselves available to us and always took phone calls and texts and answered emails promptly. They were clearly experienced with handling clients under stress. Their approach throughout was very professional and we always heard the truth about how the campaign was progressing. They did this all with a friendly manner and a sense of humour.
