Cleverly renovated & extended Victorian home in a coveted Clifton Hill pocket

A successful combination of Victorian elegance and quality contemporary design, ‘Flinders’ has been thoughtfully renovated and extended over 2 levels under the careful guidance of NTF Architecture to create the perfect balance of luxury with a practical family living environment and dual street frontages (George Street). Nestled in a quiet and highly sought after Clifton Hill community, this outstanding semi-detached home also maximises its full width (6.71m approx.) and large allotment of approx. 271.5m2 to deliver expansive proportions focused on easy indoor-outdoor living & entertaining.

Engineered to capture abundant natural light with highlight windows on the western boundary, it boasts a superb full width open plan living and dining zone with heated concrete floors, flowing seamlessly to a huge outdoor entertaining deck & garden via bi-fold glass doors – a private alfresco sanctuary. The gourmet designer kitchen is an entertainers dream with its expansive benchtop, Smeg appliances (dual ovens, microwave, gas/induction cooktop, dishwasher) plus an impressive walk-in pantry.

Dressed in reclaimed timber from Station Pier, the arched hallway leads to a sumptuous downstairs master suite fitted with a wall of bespoke storage, dressing room, walk-in robe and lavish twin ensuite bathroom illuminated by a central light court. Upstairs are two further double bedrooms with built-in robes – one leading to a sizeable study with a built-in workstation for 2 and a stylish 2nd bathroom with a freestanding bath and shower.

Features include a powder room, soaring ceilings, bespoke cabinetry & finishes, alarm, split system htg/cooling units, heated bathroom floors and rails, Mud light fittings, enabled surround sound system, generous storage & more.

Another fabulous bonus is excellent dual access from George Street with an oversized automatic double garage that could suit a variety of functions - studio/workshop/kids entertaining space or home office.

Boasting a blue chip location and welcoming community, with a short walk to numerous bustling cafes & coffee shops, the Clifton Hill & Queens Parade Villages, Clifton Hill station and CBD trams, plus Dights Falls, Fairfield Boathouse, Yarra Leisure Centre, Darling Gardens and bike trails, as well as the popular Spensley Street Primary School (zoned) and Clifton Hill Primary School.

A special home enjoying 22 years of fabulous memories and lifelong friends made, ready to welcome its new owners with open arms!

Owners Notes

Our family has been lucky to call this house home for the past 22 years. Having purchased it in 2003 we spent many years enjoying it as a young couple before our circumstances changed. With the addition of a child and a dog we undertook a major renovation in 2015. It was important to us to retain the period features of the home whilst adding a modern yet sympathetic extension. Architecturally designed and built by a “green” building company we have enjoyed so many aspects of the space over the years. It’s wider than a single fronter and is semi-detached with a quiet laneway used only by residents on one side and a lovely young family with twins on the other.

We love to entertain, and we’ve enjoyed many fabulous dinners and parties here. Boasting light filled living and dining spaces, soundproof windows and bifold doors, the flow from indoors to outdoors is effortless. The double lock up garage even further extends the entertaining space and doubles as a dance floor! The kitchen is an entertainers dream with both gas and induction cooking, dual ovens, a walk-in pantry and ample storage for all the necessary appliances and gadgets. The pinboard is a bit of fun and has become a coveted space for our daughter to display her “best” artworks. The living / dining / kitchen was designed to be the heart of the home. We love the heated floors, the surround sound setup, the rendered concrete feature wall, the under cupboard disco lights in the kitchen and the view of the awesome indigenous artwork on Queens Parade. You can even a chat to the people onboard a hot air balloon as they float over the backyard!

The master bed and dressing rooms feature floor to ceiling bespoke wardrobes with specific storage for everything from belts to scarves to handbags and hats. I will forever miss these wardrobes. Enjoy waking up to heated floors in the ensuite then wrap yourself in a towel straight off the heated rail! Upstairs is equally light filled with floor to ceiling windows to the bedrooms, a skylight in the bathroom and windows all down the hallway. The study can be closed off from the rest of the house with a desk large enough to be shared by the whole family.

The house sits almost exactly between Clifton Hill and Spensley St primary schools and it’s a five minute walk to a train or tram station. Having purchased this house so long ago we have seen many changes to the area. Bustling cafes and coffee shops surround you, the fabulous Pizza Shop is on your doorstep and Darling Gin Distillery is the place to be on a Friday afternoon. We can only describe it as a village. You’re sure to bump into someone on the walk to school, or swimming lessons at Yarra Leisure Centre or enjoying a three cheese toastie at Uncle Drew’s.

Our circumstances have changed again, and it is with sadness that we leave this wonderful house. We have been blessed with a lovely bunch of neighbours who truly make this a wonderful street, and community to be a part of. We truly hope someone else will love this home as much as we have.
