Edinburgh Gardens Victorian: a renovation of distinction

Please register your interest in attending the open for inspection so that we can ensure compliance with the latest regulations.

Beyond its classic Boom-era façade, this inviting 2/3BR residence, metres from the Edinburgh Gardens, has been architect-renovated and extended to optimise space and natural light. A functional, free-flowing floor plan incorporates two sunny double bedrooms and a charming sitting room with Norwegian wood fire opening from an arched hall; a spacious kitchen/dining room (quality cabinetry and appliances, concrete benchtops) flowing to a sunroom, north-easterly stone-paved courtyard and private study/3rd BR; plus a stylish bathroom/laundry with overbath shower. Including a laneway-access storage room and upper-level entertaining deck, this impressive home, close to Queens Parade, Brunswick Street, transport and schools, features double glazing, limed timber floors, Tretford goat hair carpet, 2000 litre tank and custom storage throughout.

Owners Notes

What we love about our house and the suburb / area: The proximity to the Edinburgh Gardens – the playgrounds, the tennis courts and the oval. Our family rule is that if it is good weather we eat dinner in the park! We are members of the tennis club and often meet our friends for a game and then a BBQ dinner.

Being only a 15 minute bike ride to the CBD. Also having so many trams close by – the 86, 11 and 96 are all walkable.

How quiet it is! How safe we feel here.

We can walk to the Fitzroy swimming pool in our bathers and a towel it is so close! That we can also walk to the Collingwood pool if we want to swim in an indoor pool.

How close we are to the restaurants and great food stores on Smith Street, Piedimonte’s and Wild Things on Best Street and the fish and chip and fruit shops on Queens Parade.

Being close to the Capital City Trail and riding our bikes on a path all the way to the Melbourne Zoo or along Merri Creek. Riding our bikes with our children to school through the park.

  • the coziness of the lounge with the open fireplace and projected home theatre set-up (firewood easily delivered down laneway)
  • the raking north light into the kitchen-dining area
  • sitting with friends in the sunroom with morning coffee
  • the maple outside the lounge window (gorgeous colours when it has leaves on). The autumnal colours of the Boston Ivy in the courtyard

What we will miss: Our lovely neighbours – they are the kind who collect our mail and water our plants if we are away. They are friendly, helpful and caring. And we know them all up and down the street! Our on-street vegetable box in which we grow salad, spring onions, silverbeet and tomatoes.

Happily we won’t miss all the things that we love about the suburb as we are staying in North Fitzroy – we wouldn’t want to leave it!  We are selling because we have found another house with slightly more space for our growing family but which is still in North Fitzroy.

Vendor Review

Our experience working with Petria Thomas.

Our experience working with Petria Thomas on both the purchase of our new home and the sale of our current house was exceptional. Petria kept us totally informed throughout the whole process and we felt confident about all aspects of the purchase / sale as a result. Petria’s memory of our interest in a particular property means we are now the very happy owners of our dream home - we couldn’t be more pleased or grateful for this act of thoughtfulness and Petria’s professionalism.
