Rich with history and character in a commanding position directly opposite iconic Princes Park, this landmark residence of scale and substance on a rare 944m2 (approx.) allotment presents an inviting family domain perfect for relaxing and entertaining on a large or intimate scale. Enveloped by meticulously maintained gardens, the home's flowing & versatile floorplan flooded with natural light, offers formal and informal living across two levels: four/five generous bedrooms, two bathrooms (ensuite) plus powder room, large study/home office, front formal living room (5th bedroom) overlooking the beautiful front garden, supremely spacious open plan family and dining area and huge entertainers' kitchen with walk-in pantry.

Outside reveals a grand undercover terrace, rich with European aesthetic, leading to a spectacular and lovingly created garden lush with flowering foliage and various fruit trees: citrus, Crofton apple, cherry and pomegranate just to name a few! Add to this, a double garage plus extra car space accessed via a very wide laneway, large storage shed/workshop, established vegetable garden, full sized laundry, underfloor heating and split system cooling plus stunning grand arched hallway, original fireplaces & soaring pressed metal ceilings.

Private and peaceful with only the hum of birdsong from above trees to be heard, you'd never guess Princes Park's popular sporting facilities, Lygon Street's buzzing shopping and dining precinct and a multitude of city-bound transport options are merely footsteps away. Zoned for popular Princes Hill Secondary College and with Universities, numerous hospitals, a plethora of walking and cycling tracks and parklands all a short stroll away.

This monumental family sanctuary has been lovingly restored under the guidance of architect George Hatzisavas & enjoyed by one family for over 27 years and now invites new owners to begin making memories of their own in an unbeatable, community-minded address. Owners Notes

We purchased the property in 1996 and moved in late 1997 when the extensions and renovations were complete. We were moving from a small farm out towards Sunbury, so it was great to have the open green spaces of the park opposite.

We retained the front of the house but replaced the rear jumble of rooms with the current two storey extension. What is now the back lawn and garden was then all concrete with a Hills clothes hoist stuck in the middle.

We have 5 children, so the new upstairs was our parents retreat including a study for me - now converted to a grandkids bedroom. Once the children left home, we moved downstairs and I converted one of the front bedrooms into a study, so that I could gaze out the window to the front garden and the park beyond. With a large family, we needed a spacious dining/living room - the big dining table extends to seat 16, and we had so many great lunches and dinners with a full house of family and guests, and being able to spill out onto the terrace and garden beyond.

We retained and renovated the front of the house - must be over 100 years old although not sure and many of the walls are triple brick. The pressed metal ceilings continue to please, and the unique light fittings, door handles etc were in place when we arrived - we had them zinc coated which made them very suitable.

The entire garden was planted out by us and only the olive tree in the back garden is pre our ownership. Lisa likes gardening and we have apple, lime, lemon, mandarin, orange, cherry, pomegranate, quince, and olive trees. We had chooks for a while, but the chook yard is now a veggie garden.

One aspect of the house that continues to please is that sitting out on the rear terrace and garden is like being in a private quiet oasis - most welcome living a busy city life. I enjoy walking for exercise and the 3:2 km walking/running track around Princes Park is ideal for this, plus longer walks available along the capital city bike path nearby.

For my work, the location is great- easy access to my office in the CBD, easy to visit clients in the suburbs travelling in the mornings in opposite direction to peak hour traffic, and easy access to the airport when I was travelling a lot. Barkly Square, off Sydney Road, is a large shopping centre close by for supermarkets etc., and there are so many restaurants and cafes nearby - living here is just so good.

We are downsizing- the house is too large for just the two of us, particularly as we spend a lot of time now living out of Melbourne.
