Quality and Class with Land to Expand

On a wonderfully wide block (600sqm approx.) with close proximity to the best of Regent, this impeccable home offers a fantastic lifestyle opportunity thanks to its authentic mid-century charm, impressive enhancements throughout and delightful garden surrounds to enjoy. High ceilings and an abundance of natural light throughout, the home's warm and inviting interior comprises three bedrooms (large master) with built-in robes all complemented by a sleek modern bathroom and additional (second) WC. Adding to the allure is a versatile front living area and adjoining dining room leading through to the well-appointed kitchen complete with soft-close cabinetry, ample cupboard space and dishwasher. Other stand-out features include a rear sunroom and full-size laundry, solid hardwood floors, together with ducted heating and split-system air conditioning for year-round comfort. French doors reveal an expansive backyard with plenty of room to entertain and terrific scope for future expansion (STCA), plus a range of established fruit trees (front and rear), handy workshop/shed and lock-up garage via gated driveway. Walking distance to Crispe Park, Regent Village cafes and tram terminus, it's also close to local schools and the open spaces of Edwardes Lake Park, as well as easy access to Regent Station, High Street shops and renowned Preston Market.

Owners Notes

What we love about this home:

The house has great bones and a very sturdy construction. Being a wide block with a front and back lawn means we could plant lots of fruit trees (plum x 2, orange, nectarine, apple, mandarin, native orchids, and a range of native flowers).

The house has a couple of bits with quirky wallpaper and some interesting decor with the roosters, a wall of corkboard and a dartboard in the kitchen and lots of wood panelling. We love this original decor and wouldn't dream of changing it. The range hood is also copper which adds to the character so when we were deciding on trims for the kitchen doors, we naturally went with copper.

The backyard is amazing in summer as it is east facing so both the sunroom and the back of the house get a cool breeze and we've had a few wines in the yard. During autumn the neighbour's fig tree bears fruit and we get a lot of rainbow lorikeets, and some wrens visit.

In the winter we take the hedged branches and put them on a firepit and also enjoy mulled wine.

On new year's eve, you don't need to go to the city to watch the fireworks, just walking out onto Gilbert Road you can see Melbourne skyline and new year's eve's fireworks.

This house is really our pride and joy, we got married in the yard and it fit just over a 100 people.

What we love about this area:

The area is safe, lots of families. Neighbours on both sides are nice and lots of families on Gilbank, Pershing streets, and Fulham Grove.

Crispe park is delightful and has a dog park within. We walk our baby along a few of these side streets and all the neighbours are amazingly friendly. There is a primary school around the corner and two craft beer shops (Audacious Monk and Regent cellars), as well as 4 cafes (Jackson Dodd’s is OG, then came Cheshire and Elixir and finally Sycamore Meadows, all of which have amazing coffee).

There's a Woolies, Degani and a few restaurants in Coburg Nth village. We often walk to Merri Creek and there's lots of nice native birds around as well. There's a Coles near Reservoir Station, too.

High Street also has some great restaurants (El Jannah, Maharaja’s).

Preston West and Reservoir are hidden gems. They are just the right mixture of nature.
