Gracious Edwardian home in a premier Fitzroy precinct
Bordered by cobbled laneways on two boundaries, the charming weatherboard façade overlooks lush gardens from its lattice-fringed verandah. Here, a deep entrance hall welcomes with high ceilings, ornate rosettes and polished timber floors that flow into a large front bedroom, or wonderful home office. Nearby are two equally large bedrooms both with expansive built-in robes, serviced by a bright bathroom that has a shower over a bath and separate w/c.
Well-defined accommodation includes a spacious living room with a gas fireplace framed by towering bookshelves, while at the back of the home is a marvellous dining zone and neat timber-topped kitchen featuring a St George double oven, dishwasher and good storage. Step outdoors to a private sun-dappled patio set beneath a wisteria-draped pergola – a tranquil haven wrapped in established gardens, ideal for alfresco entertaining with family and friends.
In addition, there is a separate laundry, an alarm system, electric heating, decorative wooden mantels, garden storage and off-street parking for one car with secure laneway access. Occupying the ultimate lifestyle location, surrounded by bike paths, this appealing home is placed just a leisurely walk to a plethora of cafes, shops and restaurants, plus city trams, Fitzroy Pool, Edinburgh Gardens and Fitzroy Primary School (zoned), and within easy reach of Melbourne University, major hospitals and the CBD. Land 249m2 approx.
Owners Notes
What we love about this home:
We have lived at 145 Westgarth Street Fitzroy for 30 years. The house has
been our creative workplace, a party house and our family home.
It is equidistant from Brunswick Street and Smith Street. If you go out the
back-gate and down the lane, you will be at the Fitzroy Pool. When my son
was little, we rode our bikes past the pool and through the Edinburgh
Gardens on our way to the North Fitzroy Primary School. This enclave of
Fitzroy is amazingly quiet. Except for the birdsong. It is as quiet as
Camberwell. But then – oh joy – this is not Camberwell.
It’s 10 minutes by tram or bicycle to the top of Collins Street. We allow 15
minutes to get to health professionals: dermos, optometrists, dentists, and
doctors. The Epworth, Freemasons and Royal Melbourne hospitals are all
within easy reach. And Melbourne University is just up the hill.
We are surrounded by bike-paths and parks for weekend walks or rides:
Dight’s Falls, Fitzroy Gardens, the Children’s Farm, Studley Park, and Royal
Park are all close by. A lovely walk or cycle takes you to the MCG and on to
the Botanic Gardens.
I work in the theatre. Melbourne Theatre Company, Malthouse, Arts Centre
Melbourne are quick tram rides away. There are enough restaurants in
walking distance to have you eating a different cuisine every night. Pidapipo’s
famous gelato shop is at the end of the street. Marios is the place for
breakfast. That will set you up for the day.
The house is a double-fronted weatherboard with high ceilings, golden
floorboards and big rooms. It is flooded with light because it is bordered by
cobbled lanes on two boundaries. There is car access at the rear. The
backyard faces north. In the summer the wisteria-draped pergola provides a
perfect shady space for weekend lunches with friends and for family
Christmases. Inside, with two entertaining spaces, we’ve always had room
for big dinner parties. A two-oven St George stove has meant that I have
cooked to my heart’s content.
We have loved this house. We hand it on filled with happy memories.
