Three keys to selling in spring

With summer now on the horizon, many people will be keen to finalise the sale of their property before the weather heats up and the holidays arrive on the doorstep. The last thing you need to be doing is rushing around, organising paperwork and keeping the house clean for open-for inspections when you’d prefer to be relaxing and enjoying the warmer weather.

That means that spring is the time to put your property on the market if you want to sit back and relax over the summer months. Here are some key strategies to take advantage of the season if you’re preparing to sell your home.

1. Price

One of the keys to a quick sale at any time of the year is correctly pricing the property. People tend to be especially budget conscious as they head towards the end of the year – they’re already thinking about Christmas shopping and summer holidays – so they want to be confident they’re getting a fair price. Enlist the help of real estate experts like Nelson Alexander to appraise your property and ensure the price is in line with comparable properties. With many homes coming on the market, savvy buyers have a good idea of what a property can expect to sell for.

2. Presentation

One of the reasons that spring is often considered a bumper time for real estate is because many homes look their very best at this time of year. Gardens are lush, flowers are blooming, the weather is pleasant and the light is flattering. On top of that, people are generally in a good mood. Let your home be flooded with light and air to really show it off to its best advantage. A well presented property will stand out against the many other homes on the market.

3. Marketing

The buyer pool at this time of year is generally large – as we pointed out above, people want to be settled in their new home before Christmas and the New Year, so now is when they’re actively looking. Ensure your marketing campaign takes advantage of this. A carefully tailored campaign will not only expose your property to the widest possible buyer pool, but will reach your likely buyers where they are most likely to be looking, whether that’s online, in a newspaper on in another medium.

Spring is a competitive time; play your cards right and you increase your chance of an excellent result.
