Exquisitely renovated Victorian terrace in a blue ribbon locale
Framed by landscaped gardens, the charming latticework façade welcomes a stained-glass entry and triple-arch hallway beneath high ceilings with ornate roses. At the front are two large bedrooms each with decorative fireplaces and newly fitted with bespoke built-in robes, wool carpet and drapes. Nearby is a stunning new twin bathroom with a frameless glass shower, separate powder room and laundry with heated floors and towel rails.
Dressed in engineered timber floors is a dedicated home office/sitting room with steel-framed glass doors leading to a tranquil light-well. At the home’s heart is a state-of-the-art kitchen finished in leathered granite benchtops, which boasts a Miele pyrolytic oven, induction cooktop and dishwasher, plus Blanco tapware, an integrated fridge/freezer, soft close cabinetry and a deluxe island with a breakfast bar.
Cleverly designed to maximise its full width is a fantastic open plan living and dining area with a floating entertainment console, that spills via French doors onto a quiet paved courtyard – ideal for indoor-outdoor entertaining with family and friends (or off-street parking) with remote control access to Taplin Place.
Features include hydronic gas heating, reverse cycle heating/cooling, a Eufy security system, gas hot water, data points throughout, an automatic garden watering system and garden storage. This appealing property is also placed footsteps from city-bound trams along Nicholson Street and walking distance to Edinburgh Gardens and the iconic hubs of both Brunswick Street and Lygon Street.
Owners Notes
Our family has owned this wonderful terrace house in Carlton North since 2002, and we have loved living in Station Street.
Rathdowne Village is a 5 minute walk away and has terrific local restaurants, cafes and bakeries, which we have enjoyed with friends. Henry Sugar and Shimbashi have become firm favourites, along with The Royal Oak Hotel in Nicholson Street.
The Village also has the added advantage of convenience stores, which makes food and other shopping easier.
The Number 96 tram line is located just around the corner in Nicholson Street. All stops are elevated and the trams are modern. Access to the CBD and further on to St Kilda beach is easy.
Whilst the footprint of the house remains unchanged, the property has been brought up to date with the addition of quality fixtures and fittings and thoughtful interior design by Sally-Anne Walton Interiors. Wool carpets and drapes in the bedrooms give a cosy feel and the hydronic heating system is efficient and unobtrusive. The home also has reverse cycle air conditioning.
The study nook provides an alternative area for work or quiet reading, and the open plan kitchen/living area is a great spot for family and friends to gather and to spill out to the courtyard beyond.
As 23 years of ownership of 452 Station Street ends, we will be sad to say goodbye. New chapters are opening in our lives and it’s time for other lucky owners to enjoy all that this home and this area has to offer.
