Rental Minimum Standards: Is your investment ready?

Recent legislative changes mean that all rental properties in Victoria must now meet the Rental Minimum Standards (RMS) before they can be advertised for lease.

Introduced in November 2025, these standards aim to ensure rental homes meet basic safety, functionality and comfort requirements for renters. Importantly, property managers and rental providers must now have a reasonable belief that a property complies with these standards before advertising or opening the property for inspection.

For rental providers, this means ensuring your investment property meets the required standards before it goes to market. If a property is found to be non-compliant, both rental providers and agencies may face significant financial penalties.

What Does This Mean For Your Property?

The RMS requirements cover a range of areas relating to the safety and liveability of a home. These include things such as electrical safety, heating, structural soundness, locks and other essential features expected in a rental property.

With enforcement increasing, including active inspections by Consumer Affairs Victoria, ensuring compliance before advertising a property has become an important part of preparing a home for lease.
