Thinking of selling before the end of this Financial year?

Traditionally April has been a very strong month for new properties to come onto the market, driven by these three factors:

  • Autumn is still here and the cold of Winter hasn’t set in.
  • The End of the Financial Year is around the corner and savvy investors review their position and off load or buy where appropriate
  • The Easter break has given owners the time to do some final touch ups to prepare their properties for sale

However looking forward to April 2014 we have a number of holidays to consider and how these might impact the market:

  • The school holidays start in the first week of April and run for two weeks
  • Easter falls late in April (Easter Sunday is the 20th)
  • Followed by Anzac day on a Friday and another long weekend

Many people will consider taking the time off for a holiday and more properties will likely come on the market at the end of April and start of May. So instead of the steady stream of new listings as in previous years we could see a tidal wave, getting in early is going to be vital.

In order to run a successful campaign before the end of the financial year in 2014 we suggest the following:

  • Book your auction date as far in advance as possible and secure the right auctioneer and sales agent to maximise the advantage.
  • Start components of your marketing campaign an extra week earlier to take advantage of the holiday spirit and those people at home
  • Stick out from the crowd and maximise your advertising campaign with a strong online presence, consider premium listings on Domain and Realestate.com.au
  • Use a video (even a standard one) to show case your property as it can generate more enquiries
