Victoria’s property sales laws have changed – here’s what you need to know

4 min read

Victoria's property market has entered a new chapter, with changes to property sales and pricing laws now in effect across the state.

Designed to improve transparency around property pricing and the sales process, the new requirements have changed how certain information is shared with buyers and sellers.

At Nelson Alexander, we understand that navigating the property market can be challenging, particularly in a changing market. While legislation and market conditions continue to evolve, our focus remains the same: helping our customers make informed property decisions with the right advice, local knowledge and a clear understanding of their options.

What's changed for Victorian property sales?

From 1 October 2026, the Victorian Government introduced new legislation that changes how property pricing information is communicated throughout a sales campaign.

The key changes include:

A new Property Price Statement (PPS): Replacing the previous Statement of Information (SOI), the PPS provides details about a property's estimated selling price, comparable sales and relevant property features, including internal property area and land area, bedrooms and car parking. The statement must also be updated throughout the campaign as required and displayed prominently in the property and online advertising.

Greater sold price transparency: Once a property is sold, the sold price must be added to the Property Price Statement and made publicly available.

Published reserve prices: Sellers are now required to publish their reserve price at least seven days before an auction or the end of a fixed-date sale.

These requirements form part of broader reforms to Victoria's property sales framework, with further changes expected to follow.

Good advice matters in a changing market

While the new legislation has introduced changes to how properties are marketed and sold, there's more to a successful property decision than understanding the rules.

Market conditions, buyer demand, pricing expectations, timing and sale strategy all play an important role in shaping the outcome of a sale.

For sellers, understanding current buyer behaviour and setting a considered pricing strategy remains essential. For buyers, having access to relevant information and understanding the local market can help build confidence when making purchasing decisions.

That's why open and frequent communication between agents, buyers and sellers continues to be so important.

With more than 55 years of experience across Melbourne, Nelson Alexander's teams understand the importance of reading the market, having informed conversations and adapting strategies to suit each property and its circumstances.

With the new requirements now in place, our teams are staying across the legislation and working closely with buyers and sellers to help them understand what the changes mean for their individual circumstances.
